Asouna Building – A Vision for Heredia
Designed by ICESA, the Asouna Building redefines mixed-use architecture in the heart of Heredia. Created for employees of the Universidad Nacional, this innovative project integrates a wellness center, offices, and retail spaces, offering a multifunctional hub within the city’s historic grid.
Strategically located on a prominent corner, the Asouna Building harmonizes with its urban surroundings while fostering comfort and sustainability through passive design strategies. The building’s thoughtful layout and geometry prioritize natural light, ventilation, and energy efficiency, which are expressed in its architectural form. Constructed primarily with poured concrete, insulated glass, and horizontal louvers, the design balances durability and modern aesthetics.
The upper floor hosts a gym and spa, offering panoramic views of the surrounding mountains while enhancing the roofline’s dynamic silhouette. At ground level, the property adapts to the natural topography, with commercial spaces opening to the street on one side and a glazed balcony overlooking the city on the other.
Asouna reflects ICESA’s commitment to creating spaces that are as functional as they are beautiful—designed to enhance urban living while respecting the environment.
